    What happened

    August 6 haboob, wind gusts documented at 58 mph by the Mesa Falcon Field airport. Homeowner noticed a wet spot on the master ceiling the next morning. Called the insurance carrier first, then called us. That order matters.

    What we found on the inspection

    • 17 field tiles missing on the south and west elevations
    • Underlayment torn 8 ft x 5 ft under the missing tile field
    • Two cracked ridge tiles at the north hip
    • Wall flashing pulled back 3 ft along the chimney
    • Interior ceiling damage in one bedroom and one bathroom

    The documentation standard

    1. Drone overview of every elevation before ladders go up
    2. Wide shot of each damaged area with a measuring tape in frame
    3. Close-up of every damaged component with reference to the wide shot
    4. Moisture readings at interior damage locations with meter photo
    5. Written scope broken out by covered event vs pre-existing wear

    The adjuster meeting script

    We meet the adjuster on the roof. We walk them through the same photos in the same order. We show them the code requirements for reinstall (Maricopa County requires a full row of underlayment replacement anywhere it is torn, not a patch). Meeting takes 45 minutes.

    • Full underlayment replacement on south and west elevations
    • Ridge tile replacement at the north hip
    • New wall flashing at the chimney
    • Interior drywall and paint repair in the two damaged rooms
    • Total: $28,400 (deductible $1,500)

    Why the homeowner is happy

    The claim covered a scope that would have cost her $12,000 to $14,000 out of pocket if she had settled for the initial tile-only estimate. Her monthly premium did not change. The work will be done in September, before the next monsoon cell arrives.
