Modified bitumen (mod-bit) is the proven multi-ply flat-roof system that's protected Arizona commercial buildings for decades. Asphalt blended with SBS or APP polymers gives the membrane elasticity in winter and stability through 115°F Phoenix summers.

Modified Bitumen Roofing systems we install
Styrene-Butadiene-Styrene polymer-modified asphalt. Flexible and forgiving in temperature swings, the better choice for buildings with structural movement or rooftop foot traffic.
Atactic Polypropylene-modified asphalt. Higher heat tolerance and UV resistance, preferred for fully-exposed Arizona rooftops with no protective coating.
Heat-welded cap sheets installed by certified torch applicators with proper fire-watch protocols. The traditional, most-proven mod-bit installation method.
Peel-and-stick membranes, no open flame on the roof. The right choice for occupied buildings, sensitive interiors, and code jurisdictions that restrict torch work.
Cap-sheet repairs, flashing replacement, and full recover systems where the existing roof is sound but the cap sheet is worn out. Recover saves tear-off costs and disposal fees.

Findings
- 3-tab shingle field is fully at end-of-life, severe granule loss across every plane exposing the fiberglass mat, the point where UV starts eating the asphalt directly.
- Dozens of missing and lifted tabs across the main slopes, with prior handyman shingle patches slapped over the failures instead of proper repairs.
- Failed HVAC curb flashing on the low-slope tie-in, old sealant cracked out, penetrations exposed, active leak path straight into the ceiling below.
- Coated modified-bitumen flat section has multiple generations of patch coatings peeling apart, cracking, and delaminating from the substrate.
- Vent boots and pipe jacks on the shingle field are dry-rotted and no longer sealing around the penetrations.
- Every failure mode we found is age-driven, not storm-driven, this roof is past its service life and needs a full replacement, not another round of patches.
Full tear-off of the shingle field down to the deck, replace any rotted sheathing, new synthetic underlayment, ice-and-water at eaves and valleys, new architectural shingles, all new pipe jacks and vent boots. On the low-slope section: strip the failed coating layers, prime the substrate, install a fresh 2-coat elastomeric system, and re-flash the HVAC curb properly with new termination bar and sealant.
