TPO Single-Ply Roofing Systems

Findings

• 3-tab shingle field is fully at end-of-life, severe granule loss across every plane exposing the fiberglass mat, the point where UV starts eating the asphalt directly.
• Dozens of missing and lifted tabs across the main slopes, with prior handyman shingle patches slapped over the failures instead of proper repairs.
• Failed HVAC curb flashing on the low-slope tie-in, old sealant cracked out, penetrations exposed, active leak path straight into the ceiling below.
• Coated modified-bitumen flat section has multiple generations of patch coatings peeling apart, cracking, and delaminating from the substrate.
• Vent boots and pipe jacks on the shingle field are dry-rotted and no longer sealing around the penetrations.
• Every failure mode we found is age-driven, not storm-driven, this roof is past its service life and needs a full replacement, not another round of patches.

What we found

• Top coat worn through and stained across the field on every building, with chalking where the sun hits hardest
• Debris packed against the parapet walls, holding water and blocking drainage
• Rust staining and failed sealant around the HVAC curbs, satellite masts, and dish mounts
• Open and separated seams in the metal coping along the parapet perimeters
• Soft, saturated insulation in isolated areas that had to be stripped out and rebuilt before coating

Scope of work

• 315 squares of premium elastomeric recoating across 10 buildings
• New insulation foam installed on the buildings that needed it
• Power washed the existing top coats, stripped partial areas down, and rebuilt them
• Removed and reset 56 HVAC units
• Repaired and resealed all metal coping along the parapet wall perimeters
• On-site material staging, equipment rentals, and full safety compliance handled by our crew
• Completed in 11 days
