Residential roofing
Residential roofing for Phoenix and East Valley homes
Tile, shingle, foam, and metal roofs behave differently under Arizona sun. This is the plain version of what each system costs, how long it actually lasts here, and how to tell whether your roof needs a repair or a replacement.

Quick answer
A residential re-roof in the Phoenix metro generally runs $9,500 to $16,000 for asphalt shingle and $11,000 to $22,000 for a concrete tile lift and relay. Shingles last 20 to 30 years here. Tile lasts 50+, but the underlayment under it only lasts 15 to 20, and that is what most tile roof work is actually replacing.
Four roof systems, and which Arizona homes they fit
Your existing roof usually decides this for you. Where there is a real choice, here is the honest trade off.
Concrete and clay tile
Most Arizona subdivisions built since the 1990s are tile. The tile itself rarely fails. The felt underneath it does, which is why a tile roof usually needs a lift and relay long before it needs new tile.
- Lifespan
- Tile 50+ years, underlayment 15 to 20
- Typical cost
- $11,000 to $22,000 for a lift and relay
Asphalt shingle
The most common choice on older Chandler, Mesa, and Tempe homes. UV exposure and roof deck temperature drive granule loss here far faster than in milder climates, so ventilation and shingle grade matter.
- Lifespan
- 20 to 30 years in Arizona sun
- Typical cost
- $9,500 to $16,000 for a full re-roof
Spray polyurethane foam
The standard for the flat sections found on Phoenix ranch homes and Santa Fe style builds. Seamless, walkable, and reflective. Maintained on schedule with a fresh topcoat, a foam roof can keep going indefinitely.
- Lifespan
- Recoat roughly every 10 to 15 years
- Typical cost
- Recoats cost far less than a tear off
Metal
Standing seam and metal panel systems on patios, additions, and full roofs. Reflective finishes shed heat well, and there is nothing on the surface for the sun to degrade the way it degrades asphalt.
- Lifespan
- 40 to 70 years
- Typical cost
- Highest upfront, lowest lifetime cost
What actually wears out a roof in Arizona
Heat is the real ageing factor
A roof surface in Phoenix runs far hotter than the air temperature for months at a time. That is what dries out shingle oils and breaks down felt underlayment, not the handful of storms we get.
Tile roofs hide their age
A 20 year old tile roof can look brand new from the street while the underlayment beneath it is brittle. That is why we photograph under the tile on every inspection instead of judging from the ground.
Monsoon exposes what heat weakened
Most July and August leak calls are not caused by the storm. The storm just finds the flashing, valley, or pipe jack that summer already compromised.
From first inspection to warranty paperwork
- 1
Free inspection with photos
We walk the roof, pull a tile or lift a section where it is safe to, and photograph the underlayment, flashing, valleys, and penetrations. You get the report by email whether or not you hire us.
- 2
A written, line-itemed quote
Materials, quantities, tear off, disposal, and labor are broken out. If a repair will genuinely buy you several more years, we tell you that instead of quoting a replacement.
- 3
Installation with the yard protected
Shingle re-roofs typically finish in 1 to 2 days, tile lift and relay in 3 to 5. We tarp landscaping, run a magnet sweep for nails at the end of every shift, and clean up daily.
- 4
Warranty paperwork in hand
Workmanship warranty from us, material warranty from the manufacturer, commonly 30 to 50 years on shingles and 50+ on concrete tile. Repairs carry 1 to 5 years depending on scope.
