Concrete tile, the Valley workhorse

- Watch-out: Most re-roofs in Phoenix are actually underlayment replacements with the original tile re-laid
Concrete tile is the default on most Chandler, Gilbert and Queen Creek tract homes for a reason, it handles Arizona UV, looks good for decades and the tile itself almost never needs replacing. The real cost is the tile underlayment replacement every 20-25 years.
Clay tile, premium look, premium price
- Lifespan: 75-100 years for the tile

- Energy: Same air-gap advantage as concrete, often slightly cooler

Asphalt shingles, cheapest up front, shortest in Arizona
- Lifespan: 18-25 years in Phoenix (vs 30+ in cooler climates)

- Watch-out: Heat-aged shingles get brittle fast, monsoon hail damage is more common

Foam (SPF), the flat-roof champion
- Lifespan: 20-30 years with recoats every 5-7 years
- Installed cost: $ on small flats, $$ on large commercial decks
- Energy: Best-in-class, R-6.5 per inch plus reflective coating
- Watch-out: Only suitable for low-slope and flat roofs
If you have a low-slope or flat section, common on mid-century Phoenix homes, additions and most commercial buildings, sprayed polyurethane foam is almost always the right answer. It is the only system that is also insulation, sealed at every penetration, and reflects more than 80% of the sun.
