30-year architectural shingles last 18-25 in Phoenix. Cool-roof shingles with reflective granules stretch this 2-4 years longer. Three-tab shingles (rare today) run 12-15.
Concrete tile: 50+ years (tile) / 20-25 years (underlayment)
This is the lifespan most homeowners get wrong. The tile is essentially permanent, we routinely re-lay 40-year-old tile that looks great. The underlayment beneath it is what fails, usually at 20-25 years for original 1990s/2000s felt. Replacing just the underlayment is far cheaper than a full new roof.
Clay tile: 75-100 years (tile) / 20-25 years (underlayment)
Same story as concrete tile, the field material outlasts you, but the underlayment has a maintenance cycle.
Spray polyurethane foam: 20-30 years with recoats
Foam itself does not 'wear out' the way other systems do. The protective coating on top of the foam is what UV degrades, and that should be recoated every 5-7 years. Skipped recoats are the only reason foam roofs fail.
Standing-seam metal: 40-60 years
Painted metal panels in Arizona heat eventually chalk and fade, but the panel itself stays watertight for decades. Fasteners and sealants are the maintenance items.

- Annual roof maintenance, keeps small problems small
- Coat or recoat flat sections every 5-7 years
- Replace pipe boots and sealants proactively at year 10
- Improve attic ventilation if your soffit/ridge intake/exhaust is undersized
- Replace underlayment at year 22-25 instead of waiting for the leak
