Monsoon Roof Damage in Arizona: What to Do in the First 48 Hours

Arizona monsoons can dump an inch of rain in 20 minutes and gust to 70 mph. If your roof took a hit, the next 48 hours will largely determine whether you pay $800 or $8,000. Here is the playbook we give every customer who calls after a storm.

Hour 0-2: Safety first, then document

1. Stay off the roof. Wet tile is lethal, and live wires can be down.
2. From the ground, photograph every elevation of the house, the yard and the street. Capture date and time metadata.
3. Walk every ceiling indoors and photograph any new stain, drip or buckle.
4. If water is actively dripping inside, put a bucket and a towel down, do not punch a hole in the ceiling to drain it unless it's bulging.

Hour 2-24: Stop the bleed

Call a local, licensed Arizona roofer for an emergency roof repair tarp-over. A proper tarp is not a $20 blue plastic sheet, it is anchored at the ridge, lapped over flashing and weighted to handle the next storm cell. A good tarp buys you weeks to plan the real repair.

Hour 24-48: File the insurance claim correctly

1. Call a roofer for a free storm-damage inspection. Get a written report with photos.
2. Call your insurance carrier and open the claim with the date of loss (the storm date).
3. When the adjuster schedules, ask your roofer to meet them on the roof. This is normal and welcomed.
4. Do not sign an 'assignment of benefits' to anyone knocking on your door.

Every Phoenix monsoon brings out-of-state crews knocking on doors. The pattern is always the same: 'free inspection,' aggressive claim filing, then they disappear. Real local roofers do not solicit door-to-door. Verify any company against the Arizona ROC license database before signing anything.
