Arizona roofs take a beating most of the country never sees, 115°F summer decks, 60-mph monsoon gusts, blowing dust, and the occasional hailstorm. The good news is that almost every expensive re-roof we are called out to in Chandler, Phoenix, Gilbert and Mesa started as a $400 repair the homeowner ignored for two or three monsoon seasons.
Use this checklist as a yearly walk-around. If you tick more than two boxes, schedule a free roof inspection before the next storm cell rolls through.
1. Brown rings or sagging spots on the ceiling
Water rarely drips at the exact spot it enters the roof, it travels along rafters and trusses before showing up on drywall. A faint coffee-colored ring is your earliest warning that water has been sitting in the attic for weeks.
2. Cracked, slipped or missing tiles
Concrete and clay tile only protect the underlayment beneath them. A handful of cracked field tiles will not leak today, but UV will destroy the exposed underlayment in a single summer. Replace broken tiles before the felt dries out and tears.
3. Exposed or brittle underlayment
Walk the perimeter of your home and look up at the edges of the tile field. If you can see black felt instead of metal flashing, the underlayment is end-of-life and the next storm will drive water straight into the deck.
4. Granules in your gutters or at the downspout
On asphalt shingle roofs, the colored granules are the UV shield. Once they wash off, the asphalt mat bakes and cracks within a season. A coffee-cup of granules at the downspout after a monsoon is normal, a full handful is not.
5. Cracked or pulled-back sealant around penetrations
Pipe boots, HVAC curbs, satellite mounts and skylights are the most common leak sources in the Valley. The cheap caulk most builders used 15 years ago is now cracked, white, and pulling away from the metal. This is a 30-minute fix that prevents thousands in drywall and insulation damage.
6. Active drips during a monsoon
7. Daylight or rodent activity in the attic
Pop your attic hatch on a sunny day. If you see pinpoints of daylight at the ridge or eaves, or fresh rodent droppings near vents, you have a hole in the building envelope.
8. Roof is 18+ years old (and original underlayment)
Most Phoenix-area tract homes built in the late 1990s and early 2000s used 30-pound felt that is not rated for our heat. The tile may last 50 years; the underlayment beneath it will not. If the underlayment has never been touched, you are on borrowed time.
9. Energy bills climbing for no obvious reason
Wet insulation loses its R-value almost completely. A slow attic leak you cannot see will quietly add $40-$80 per month to your APS or SRP bill all summer.
10. A previous repair was sealant-only
If the last roofer just smeared mastic on top of a problem, the clock is ticking. UV destroys most sealants in 24-36 months. A proper repair replaces the failed component, flashing, underlayment, tile, not just covers it.
