    Tempe Warehouse: 22,000 sq ft SPF Recoat Done in a Weekend Shutdown

    The constraint

    Fulfillment tenant, could not close Monday through Friday. We had a Friday 6 pm to Sunday 10 pm window. Roof was 18 years old, foam intact, last recoat in 2019. Chalky top coat, one small delamination at an HVAC curb.

    The plan

    1. Friday 5 pm: equipment on site, staging built
    2. Friday 6 pm to 10 pm: power-wash and detail cleaning, HVAC curb prep
    3. Saturday 6 am to 6 pm: first pass silicone at 12 mils, all penetrations detailed
    4. Sunday 6 am to 4 pm: second pass silicone at 13 mils, drain covers pulled and reset
    5. Sunday 6 pm to 10 pm: final walkthrough, drone photos, tenant notified

    Materials

    • GacoRoof S-2100 silicone, 25 dry mils applied in two coats
    • GAF fabric reinforcement at 14 HVAC curbs
    • Cured foam repair at 220 sq ft near the north curb
    • New drain strainers on 6 roof drains

    Production rate

    6-person crew moved at roughly 1,100 sq ft per hour on the roll-and-spray combination. On a clean, dry, single-elevation roof we can push 1,400 to 1,600. Curbs and drains slow us down and are worth the detail time.

    What it cost

    $47,600 all in, including the localized foam repair and new drain strainers. On a per-sq-ft basis that landed at $2.16, right in the middle of our published Phoenix recoat range.
