    • Multiple pipe-jack and vent flashings failed and had been tar-patched by a prior handyman.
    • Rake and field tiles cracked and spalled from decades of Arizona UV.
    • Missing tiles exposed the deck in several spots, one monsoon away from an interior leak.
    What we did

    Full tear-off down to the deck, new TileSeal HT synthetic underlayment, new valley metal, all new flashings and pipe jacks, then reload the field with new Westlake Royal flat concrete tile. Finished in 3 install days with a 30-year manufacturer warranty backing the system.
