Why Arizona Tile Underlayment Fails at Year 18 to 22 (Not 30)

If your Chandler or Gilbert tract home was built between 2001 and 2008, your tile underlayment is almost certainly on borrowed time. Builders in that era used 30-pound organic felt as a standard spec. The bag it came in said 30 years. The Sonoran sun says 18 to 22.

We pulled the tile on a 2003 Ocotillo home last Tuesday and the felt tore under a broom. That house was 23 years old. Below is why it fails on our schedule, not the manufacturer's, and what we install in its place.

The real deck temperature under Arizona tile

Ambient 115 degrees Fahrenheit turns into 165 to 175 on a black concrete tile field, and 145 to 155 on the plywood deck under the tile air gap. We have measured it with a Fluke IR gun on more than 40 tear-offs. Felt is asphalt saturated paper. Asphalt starts losing volatiles above 140. Do the math on 15 summers of that cycle and the felt goes brittle, cracks along every batten screw, and tears at the laps.

The exact failure mode you will see

• Felt is jet black on top and powdery when you rub it
• Long straight tears follow each row of batten fasteners
• The lap adhesive is dry and lifts with a putty knife
• First moisture hits, water sheets straight into the deck through the tear
• Deck plywood delaminates in an oval pattern under the leak

What to install instead

Polyglass Polystick TU Plus (SBS modified)

Self-adhered, high-temperature SBS modified bitumen. Rated for 260 degree deck temps. On a full tear-off in Chandler this is our default. Expect 25 to 30 years of service before the next lift-and-look.

TileSeal HT synthetic underlayment

Mechanically fastened synthetic. Faster to install on larger jobs, comes with a 25 year warranty when a certified crew installs it. We used TileSeal HT on the Coronado Ranch tile re-roof in July 2026.

What to skip

Anything labeled 30 pound felt or 15 pound felt in 2026. It is the same product that failed at year 20. Some price-shoppers ask us to bid it because it is 40 percent cheaper. We will not install it on an Arizona tile job.

Real cost bands for a full underlayment replacement

• 1,800 sq ft single story Chandler tract, re-lay existing tile: $13,000 to $16,500
• 2,600 sq ft two story Ocotillo home with cut-up hips: $17,000 to $22,000
• 3,400 sq ft Gilbert custom with clay tile: $22,000 to $28,000

Numbers assume the tile is re-usable and the deck is sound. We budget 5 to 8 percent of deck replacement into every quote because there is almost always some spongy plywood at eaves and valleys.
